Being well travelled for business and pleasure myself both with and without my children I know what it takes to make a place homely for both adults and kids alike and that is my aim for all of our properties, to create a home away from home for all. Similar to our other place nearby (Viewfield House); Airyhall House is an established family home (although it is exclusively for guests use only). It has recently been renovated specifically to improve it for guests so will meet our very high standards and I guarantee will be ideal for you and your family/friends to enjoy without anything at all to worry about. As with all of our properties our objective is to provide somewhere I would want to stay with my children. Good quality furniture, linen, towels and soft furnishings are provided throughout and brand new Silentnight 3 Zone Memory Foam mattresses are provided on beds with mattress protectors (which have received excellent reviews from 100s of client reviews and countless others from other booking sites, many people saying it is the best nights sleep they have ever had).

Due to its really spacious nature and open living areas you could not have a better place to stay and enjoy gatherings with family and friends or for business trips.

Built from Aberdeens' famous granite, this great corner plot gets sunshine in the garden, accessed directly from the family dining room patio doors, for most of the day. Outside seating is available.

Significant renovations and updating have taken place to modernise including; fully rewired, kitchen/dining lounge extended, cloakroom and family bathroom.

Being in a very quiet street, there is minimal passing traffic.

Below is a brief summary of what the property has to offer:

Front house: Space for 2 cars/vans or 3 smaller cars on the drive plus free street parking.

Ground floor:
Spacious and bright hallway.

Bedroom 1 - Spacious and bright bedroom with a double and single beds, bedside cabinets and lights.

Bedroom 2 - Spacious and bright bedroom with a double bed, bedside cabinets and lights.

1st door to the left, under the stairs: a cloakroom toilet with wash hand basin, fan, radiator. Handy when travelling with young children or those who find stairs difficult.

Next to the left: modern, open and bright plan kitchen and dining lounge; opened up and extended to form a beautiful area to prepare meals with company and dine in with lovely views into the bright garden. Dining table and chairs enabling 10 persons to be seated. Iron, cleaning products/utensils in the cupboard. Very well equipped; range or pans, casserole dishes, etc. Dining table. Selection of tea, coffee and hot chocolate is provided.

Ample lounge seating is provided with our huge 4-5 seater sofa and a further red leather sofa and single-seater. TV with smart features, NETFLIX, etc.

Access from this room direct to the patio area and lawned garden via the patio doors.

Bedroom 4 (upstairs rear) - Double bed.

Bedroom 5 (upstairs front box room) - Small double bed (note photos still show our old single bed but has a small double now).

Family bathroom - Beautiful designer bathroom with large bathtub, separate power shower, wash hand basin and towel radiator.

Excellent quality brand new bedding is provided throughout and all are fitted with mattress/pillow protectors.

Outside: Spacious back garden is very secluded and private due to being fenced and has a lawned area for children and four-legged friends (note it is not 100 'dog proof' so it is up to owners to ensure that dogs remain in the garden) to enjoy and also a patio seating area.

IMPORTANT NOTE: No large non-family groups (folks coming to the area to party!). I have had to remove guests in the past, police involved, etc and have measures in place to prevent this occurring again so please do not try to book unless you are the right type of guest.

In line with our policy of openness and to provide bookers with an idea of the spacious nature of the accommodation, the generous room sizes are outlined below.

Guests have access to all parts of the property.

Bedrooms that are not used will be locked (strictly only persons booked into the house are allowed in unless by agreement with myself). As I travel regularly I cannot be guaranteed to be around to meet in person but I have support for all of my properties and I am always available via telephone as and when required. Please enquire if you have any questions. Please feel free to contact one of us, including my lovely next-door neighbour who lives 5 minutes away and helps with the house, on the contact numbers provided in the information pack if you need any further information or have any issues during your stay and we will be glad to help and resolve anything that may crop up.
